Are there any park rules?

Yes, the park rules should be studied before purchase. They are intended for the quiet enjoyment of the park for all residents and to ensure that the high standards of the park environment are maintained.

Why is there a written agreement?

Whether you buy a new or a previously-occupied home, you will have an agreement under the Mobile Homes Act 1983. The agreement contains information which clearly defines residents’ rights. Part III contains the Implied Terms, which provide the resident’s protection, including security of tenure and the resident’s right to sell ‘on site’ to a third party.

Can we use any manufacturer?

Do the plots come with gardens?

All of our homes have generous and easily maintainable gardens.
There are also several communal garden areas.

Do the plots come with parking?

The majority of homes have parking close at hand. There are garages available and a visitors’ car park.

How large can the home be?

This depends on the plot available, however we can accommodate most park homes from single units to large twin units. Contact us for more information.

How much is ground rent?

Ground rent is reviewed every first of May. Current rates are available from our sales office.

What other costs are there?

Council tax is payable directly to Suffolk Coastal District Council. Park homes fall in Band A. All homes are mains gas connected and each home is billed directly by your choice of supplier. All homes must be insured. Most homes already have a landline telephone connection. Electricity is supplied to the site as a whole, and recharged to residents based on monthly metered usage. Water rates are also paid via the office.

Do I need a solicitor to purchase a park home?

No, your solicitor only needs to deal with the exchange of contracts on your current property. Your solicitor would be able to arrange for transfer of funds directly to us.

When purchasing a park home do searches need to be done?

No, searches only need to be done on your current property.

Must I pay stamp duty when purchasing a park home?

It is not a requirement to pay stamp duty when purchasing a park home.

How long does a plot reservation last for?

We hold the reservation for three months, whilst you are selling your current property. A holding deposit will be required. If you haven’t sold within that time, the reservation will be reviewed by both parties and, if applicable, an extended period will be agreed free of charge as long as we feel the reservation is heading in the right direction.

I have a caravan for holidays. Can I store it on the park?

Caravans and commercial vehicles are not permitted to be kept overnight at the park.

Can I part exchange my property?

In some instances, we are able to offer a part-exchange option, which can simplify the transaction.

Can I resell my park home?

Yes, you can sell your park home, either through ourselves or an independent estate agent. Under the terms of the 1983 Mobile Homes Act, commission will be due to us on the sale.

What is the age limit? Can I continue to work?

To live on our park, you have to be 65 or above and physically retired from work

Can my grandchildren come to visit and stay?

Grandchildren are welcome to come and visit, and to stay for short periods of time, provided that they do not disturb your neighbours. However we ask that you notify the park office if they are intending to stay for a long period.

Can we have pets?

Due to the open-plan nature of the park, no pets are allowed.

It’s not every day you get to sit down and help design the layout of your dream home and choose all the fixtures and fittings, but at here at Heathlands Park you can.

Subject to the availability of vacant plots, you can choose your dream home from one of the following high quality suppliers. Your home will be designed and built to your exact specifications and sited on a plot finished to a very high standard, including full brickwork surround, turfed lawn and pathways.

Previously occupied homes sometimes come up for sale. Please contact the office if you would like your name put on our waiting list.

It is also worth keeping an eye on local estate agents.

About us.

Heathlands Park is situated in a desirable location, close to the town centre of Ipswich but just outside the Ipswich town boundary, in a quiet position bordering the local golf course. It is a secure development, with a security barrier at the entrance to the park. The entrance is in Foxhall Road, but the park is set back from the road so that there is no traffic noise.

As you drive down a short side road and through the security barrier, there is a beautiful garden area, including a large pond. From there, tarmac roads lead to spacious plots arranged, for the most part, in small cul-de-sacs. There are car parking spaces throughout the park; most of them are in the cul-de-sac areas, so they are very close to individual homes. There are car parks for visitors, too, and some garages are available to rent.

The park has mature shrubs and trees throughout. There are beautiful communal garden areas, and residents’ gardens are also well cared-for and full of colour. Electricity and mains gas is individually metered to each home, and these and telephone connections are all underground, so there are no overhead cables to spoil the beautiful appearance of the park

Local Services and Amenities

A bus service runs along the main road outside the park, serving the town centre and the two major supermarkets (Tescos and Sainsburys). There are also shops within easy walking distance, including a Co-op grocery store, newsagents, chemist and hairdressers. Other local amenities include a Post Office, supermarkets, doctors, hospitals and a large pub/restaurant called The Golf Hotel which offers a range of meals.

Our Team

Heathlands Park has been owned by Kevin Morfett since 1983. Helping him in the office is Nickie Grant, whose friendly and lively manner makes her very popular with the residents. James has recently joined the family business, previously working in residential property in London.
